I want to build but with an existing home, how do I afford it?

If you own your own home and plan to sell it once your new home is built, our local banks can help. There are a couple types of financing that we may consider together.

Bridge Loan

According to Forbes.com, “Bridge loans let homebuyers take out a loan against their current home in order to make the down payment on their new home. A bridge loan may be a good option for you if you want to purchase a new home before your current home has sold.

When used for real estate, a bridge loan requires a borrower to pledge their current home or other assets as collateral to secure the debt—plus, the borrower must have at least 20% equity in that home. Bridge loans also tend to have high interest rates and only last for between six months and a year, so they’re best for borrowers who expect their current home to sell quickly, which funds the new project while you only pay the interest on what you borrow and then sell your house, paying down the new loan, or refinancing the construction loan.

Construction Loan

New construction loans often require a minimum 10% down payment but cover everything from the land purchase to handing over the keys. Some banks are better than others, but there are a few locally who work with us directly to give you less to worry about. They can manage the construction funds for you, disperse payments, order inspections from certified home inspectors and appraisers, and more.

Construction loans can combine your construction financing and permanent financing, lock in your interest rate before breaking ground, and even improve your interest rate if it drops before your home is complete. During the construction phase, you’re only required to make interest payments.

With only paying the interest on top of a current mortgage, we can work to sell your home while we build your new one. Then, by the time you close on your new home, our hope will be to also be closing on your existing home! Being part of both processes, we can help you make sure timing everything works out the best way possible.
